Most investors are guessing.
Forums, headlines, a mate’s hot tip, then hoping it works out. It’s unreliable, and it usually shows in the results.
We replace the guessing with a written brief: what to buy, where, at what price, and what it will cost you to hold, built on 16 years and $300M+ of client purchases. A decision you can defend, before you spend a dollar.
How it works
Most of this industry sells you the search and the keys. Here’s the whole thing, including the part after you own it.
Nothing gets looked at until we know what it’s for.
We work out four things. What this investment has to make possible, and for whom. What you can genuinely put to work, as opposed to what looks available on paper. What you could carry in a bad year, not a normal one. And how long you’ve got before it needs to have done its job.
You get that back as a written brief you’ve confirmed, including the parts we don’t know yet and who’s chasing them. Everything after this gets measured against it.
The recommendation, and the reasoning underneath it.
We shortlist against your brief, not against a hot suburb list. On average we reject 72 properties for every one we put in front of a client, and you get to see why the rejected ones were rejected.
When we do recommend something you get the comparable sales, the valuation range, the purchase ceiling, what we’re still unsure about, and what would change our mind. Sometimes the recommendation is to wait until something specific changes. Sometimes it’s that the property isn’t right and we keep looking. Those are answers too, and you’ll get them straight.
A ceiling set before we offer, and the discipline to walk.
We set a purchase ceiling from comparable evidence before we make an offer, and it is separate from what your bank will lend you. Those are two different numbers, and confusing them is how people overpay.
We don’t move the ceiling to fit a price. If genuine new evidence changes it, you get told what changed and why, in writing, before anything gets signed. Inspections, engineers, builders, your broker and your conveyancer all get coordinated by us. And if it stops stacking up, we walk, however far in we are.
The part that starts the day you settle.
We review every purchase at three months, six months and twelve months. After that, every property gets appraised once a year, every year, so there’s an actual number attached to it instead of a feeling. We keep reminders on every lease expiry, so nobody finds out their tenant is leaving by accident.
At each review we put the real rent, the real vacancy and the real costs next to what we assumed when you bought, and we tell you where they’ve drifted. If something needs doing, it gets an owner and a date.
None of that is a premium tier and none of it is an add-on. It’s included, and it’s part of what the fee pays for. A property isn’t a thing you buy. It’s a thing you hold for fifteen years, and the holding is where it’s won or lost.
We handle every aspect, for investors who prefer a guided approach or lack the time to do it themselves.
Every engagement also carries a written 12-month performance guarantee. The terms are in the service guide, not in a headline.
